eHomes of Bakersfield Property Management

eHomes of Bakersfield Property Management is a full service residential property management company. The property management division is run solely by the owner of the company, Robert Zimmerman, Broker. Robert answers or returns all tenant calls, meets every tenant at the property for the viewing and personally processes each application. Everything Robert does is focused on the ultimate goal of maximizing his clients' cash flow and increasing the net value of each investment property as if he owned it himself. Robert specializes in managing single family homes and condos in the NW and SW areas of Bakersfield and has built his property management company solely on referrals from other happy clients. Recommendations are available upon request.
Our Goal is to help you maximize your investment return and make owning Income Property as easy as possible and provide Peace of Mind to our clients.

Management Fees

We charge 5% of the gross monthly rent with a $75 per month minimum charge. We do not charge any management fees while your property is vacant. No Set up Fees. No Repair Service Fees. No Leasing Fees. No Surprises. Multiple Property Discounts are also available. Save on management fees when you allow us to manage multiple properties. We sometimes have special deals going so give us a call!!

Filling Vacancies/Tenant Screening

We will aggressively seek quality residents for your property. We understand a vacant property is costing you money every day it sits vacant. We will be marketing your property in multiple print and web based forums as well as putting a sign up on your property. We will personally show up to show your property to all prospective tenants and have an application on hand for interested parties. We will show your home on nights and weekends to get it rented fast. Applicants are required to complete a rental application and to provide references. We will verify credit, employment and residence history as well as run an eviction report. After application approval, appointments are made to complete and sign lease agreement. Before move in, a thorough walk-through is done with the new tenant and an inspection report is completed and retained by both parties.

Security Deposits

Security deposits are collected at same time lease agreement is completed. Deposit is 70%-100% of a full months rent unless otherwise specified. Pet deposits are additional to the standard deposit amount. eHomes of Bakersfield does not hold any security deposits. All deposits are immediately sent to you and are to be held by you. Deposits must be returned once a final inspection is done and any cleaning is complete and any damages are repaired.

Rent Collection

Rent is due on the 1st of each month, considered late if received after the 5th. We will post and mail a 3-Day Notice if rent is not paid by the 7th. Calls will be placed to determine status of payment and you will be informed of status if paying late. If tenant has still not paid by the 10th, eviction proceedings will start on the 10th of the month unless otherwise specified.

Property Management Accounting

We do all our accounting and check preparation on the 6th of every month. Your check and detailed statement will be sent in the mail by the 8th of every month. Also included are all original invoices of any work performed (if any). Monthly statements can also be e-mailed or faxed if preferred. We also offer Direct Deposit at no extra cost.

Maintenance and Repair Services

All repair and maintenance services are performed by outside vendors and contractors with whom we have established relationships. Owners approve all estimates over $100 prior to work being done. There are no markups on repairs or supplies. Our price is your price and we pass all discounts on to you, the owner and we provide you with the original receipts. We know what every repair should cost and the acceptable time for completion. We are available 24 hours a day for emergency service to protect your property. We handle the emergencies so you don't have to.

Inspections of Property

We drive by properties to verify condition multiple times per year to make sure yard is maintained and house is good shape from the exterior. We also have random internal inspections in the presence of the resident if we have reason to suspect house is not being maintained.

Frequently Asked Questions


1. How do you handle maintenance requests?

Tenants may call or email their requests to us. For emergencies, tenants may leave a voicemail message that pages one of us 24 hours day. After we receive a repair request, we may contact the tenant and ask them questions which will help us determine the exact nature of the problem before sending a service technician. We also make sure it is not something the tenant can fix themselves (example: reset button on the disposal, tripped breaker) before your money is spent on a service call. After determining that it is a legitimate problem, we will send the appropriate service vendor to make the repair. We tell our tenants that we are able to handle most repair requests within 1 to 2 working days, and in fact are usually able to do so. Comfort items such as Air conditioning, no hot water or heat, receive highest priority and are usually attended to the same or next business day.

2. Do you hold some of my money for repairs? How much?

No. We have no reserve account set up. Any expenses that may arise during the month are paid directly for the repair and then deducted from that months check sent to you. It will be detailed on the statement and you will have the original receipt for your taxes. If a repair exceeds the rent then we will call you to send us a check for that repair.

3. How do I know you won't spend my money on large repairs?

We promise in writing not to do that. It is part of the agreement we sign when taking over management of your property. For ordinary maintenance and repairs of less than $100, we take care of it without notifying you. You will find out when you receive your monthly statement. If we think a repair might exceed $100, we will call you and let you know what is happening, what we think should be done, and what the estimated cost might be. Sometimes expenses such as a replacing a bad water heater, a roof leak that needs patching or repair, or emergency A/C and furnace repairs are unavoidable. In those cases where 1) the health or safety of a tenant is an issue, or 2) in instances where there is only one option to consider or 3) the property will incur damage if immediate action is not taken, we will initiate the repair work, even if it is higher that the $100 limit, and then let you know of the situation and what we are doing about it. Mainly, we don't think important repairs should be delayed while we try to contact you for permission to do the obvious.

4. When do you mail the owner's checks and statements?

We mail our statements and checks by the 8th of every month.

5. What if I am out of town on Business or not in the area?

We can set you up on a direct deposit and email account. There is no extra cost for this service. Basically, we will deposit your check for you by the 8th of each month and email your statement to you.

6. Do you pay the bills for me?

We will pay all of the expenses directly related to the management of your property. For your own security, you will want to ensure that your mortgage is paid on time to protect your credit rating.

7. What will I receive with my monthly statement?

You will receive the monthly statement showing all income and expenses for the accounting period and the original receipts for any repairs.

8. How much is your monthly property management fee?

Our property management fee is 5% of the monthly rent, with a $75 per month minimum. We do offer discounts for managing multiple properties.

9. Are your management fees competitive?

Absolutely. Do your homework and you will find many companies charge between 8% - 12%. 5% is lower then industry standard but as an investor himself, Robert Zimmerman understands the need to lower costs and he works hard to make getting professional property management affordable.

10. Are your property management fees negotiable?

No. The ultimate cost of using a property Management is determined by many things other than the fee charged, namely, the efficiency and manner in which maintenance and speed which we get your property rented. We have one of the lowest Vacancy rates in the business. We feel we will save you more money by getting qualified tenants into your property than you will pay in fees. We make you more money, period. We feel that our set of services, our systems, and the experience and expertise we offer are a good value at the fee structure we have established.

11. Are there any other fees or service charges?

No other service charges will be charged by eHomes of Bakersfield. The only other deductions will deal directly with the property. Examples would be initial advertising, monthly gardening, pool service, misc. repairs, etc.

12. Does your agreement give you exclusive right to sell?

No. We can sell your property if you would like us to, but it is not a requirement of our management contract. We do hope that you will be pleased with our service and list with us if you decide to sell but we do not require you to sign anything regarding the future sale of the property.

13. How do you make sure the property is being maintained?

There are several ways we have of knowing this. Above all, careful tenant screening by eHomes of Bakersfield from the onset protects your property from being rented to irresponsible people. During the lease term, we may have occasion to enter the property for repair or maintenance reasons and will use that opportunity to have a look. If we are fortunate enough not to have any repairs or maintenance at your property over an extended period of time, we will schedule a preventative maintenance walkthrough to make sure the air filter is being changed, that the smoke alarms have batteries and that there are no unreported problems at the property.

14. What happens if they are not taking care of my property?

We give the tenant an opportunity to correct the situation and usually they do. If a problem persists, we allow you make a decision based on that specific situation.

15. What happens if the tenant does not pay their rent?

On the 7th of each month, we Post and mail a 3 day Notice to Pay or Quit. Whether or not we eventually have to proceed with a formal eviction depends on the specific circumstances. It is always financially better for all involved if a solution can be worked out. If the tenant has experienced a one time event which is causing them a financial hardship, and we have had no previous problems with them, it is better for you and the tenant if we give them a chance to catch up - if there is reason to believe they can do so. If the tenant has demonstrated an ongoing pattern of late payments, broken promises about payments and/or evasiveness, we know from experience that eviction is the best course of action and we allow you make the ultimate decision. Each case is unique and we allow you to make your final decisions based what is best for you and your home in the long run.

16. Will you help me find a tenant without managing it?

Yes. Many Owners have the time and ability to manage the day-to-day operation of their rental property but lack the resources to attract and screen qualified tenants. We will assess and market the property, screen the tenant, sign the lease, document the move in, collect security deposit and the first month's rent, and then return the property to you for daily management. Our fee for this is one month's rent. If the owner pays the advertising costs, our fee is 75% month's rent.

17. Do you insure my property when you manage it?

No. You must maintain your own insurance coverage. However, we will gladly recommend insurance companies interested in writing insurance on your property. We strongly recommend you have a home warranty in place on each property. This helps to eliminate the "surprise expenses" all property owners dread.

18. Are you licensed?

Yes, Robert Zimmerman is a licensed Real Estate Broker in California (DRE # 01242762). He is a member of the Bakersfield Association of Realtors, California Association of Realtors and the National Association of Realtors.
